Our services

Hastings Home Ventures provides short-term and snowbird vacation rental management for homeowners in The Villages, Florida, and markets those homes to guests. Bookings are processed through third-party platforms (such as Airbnb and Vrbo) and our direct booking system. This website provides information and lets you contact us or request a rental estimate.

Bookings, rates & payments

Rates, fees, availability, and payment are handled through the booking platform used for your reservation and are subject to that platform’s terms. Applicable taxes are added as required by law. A reservation is confirmed only when the booking platform issues a confirmation.

Guest responsibilities

• Follow each home’s house rules, occupancy limits, and community deed restrictions.
• Complete any required Villages Lifestyle ID and, where applicable, a golf cart rental waiver.
• No smoking inside the homes and no unauthorized events or guests.
• Treat the property with care; you are responsible for damage beyond normal wear.

Cancellations & refunds

Cancellations and refunds follow the cancellation policy shown on the listing at the time of booking and the rules of the booking platform used for your reservation.

Homeowners

Management services for property owners are governed by a separate written management agreement. These Terms apply to your use of this website and do not replace that agreement.

Text messaging

Message and communication practices, including SMS/text messaging and how to opt out, are described in our Privacy Policy.

Intellectual property

The content on this website, including text, images, and branding, is owned by Hastings Home Ventures or its licensors and may not be copied or reused without permission.

Disclaimers & limitation of liability

This website and our services are provided “as is” without warranties of any kind. To the fullest extent permitted by law, Hastings Home Ventures is not liable for indirect, incidental, or consequential damages arising from your use of the website or services.

Governing law

These Terms are governed by the laws of the State of Florida.
