The community is organised, by its own district government, into four areas in Sumter County — North of County Road 466, South of County Road 466, South of County Road 466A, and South of State Road 44 — plus the parts that sit in Lake County and Marion County. That is not an informal split. It is the structure The Villages Community Development Districts use in their own published neighbourhood list, and it is the most useful way to think about where you are staying.
North of C.R. 466 is the older part. It grew up around Spanish Springs Town Square, the first of the squares, and the homes there are generally smaller and more established. It is quieter, the trees are mature, and the pace is unhurried. If you want character over newness, this is the end to look at.
South of C.R. 466 is the middle, and it is what most people picture when they imagine The Villages — Lake Sumter Landing with its clock tower and waterfront restaurants. Homes vary more in size and style here, and it is the most central place to be.
South of County Road 466A and South of State Road 44 are the newest parts and still growing. Brownwood Paddock Square anchors this end, with Eastport and Sawgrass Grove serving the newer neighbourhoods further south. The houses are the most modern — open plans, newer finishes, larger lots in places — and the recreation centres are the newest built.
Here is the part most guides skip: the square you are nearest to shapes your stay far more than the village name does. You will go to a square for dinner, for the free live music, and for a drink afterwards. A five-minute cart ride there feels completely different from a twenty-minute drive, and that difference is worth more than any neighbourhood label.
So rather than pick a village, pick a square. Of the homes we manage, most sit in the newer south end near Eastport and Sawgrass Grove, with the rest spread across Lake Sumter Landing and Brownwood. Every home below shows its real drive time to its nearest square — routed along actual roads, not measured in a straight line — so you can judge for yourself instead of taking "minutes from the square" on trust.
And if you are renting to work out whether you want to live here, that is the most sensible thing you can do. A season in one part of the community tells you more than any amount of reading. Plenty of our guests come for a winter, decide the south end suits them, and come back the following year knowing exactly where they want to be.

Common questions
Which village is the best one to live in?
There is no honest answer to that, and we would rather say so than invent a ranking. The differences that actually matter are how established the area is, how new the home is, and which town square you are closest to. Tell us which of those you care about and we will point you at the right end of the community.
What is the difference between north and south of C.R. 466?
Age, mostly. North of County Road 466 is the older part of the community — smaller, more established homes, mature landscaping, quieter streets, anchored by Spanish Springs. Keep going south through South of 466, then 466A, then State Road 44, and the homes get newer the further you go. The newest recreation centres are at that southern end.
Is it better to be near a town square?
For a short stay, usually yes. The squares are where the free nightly music, the restaurants and the bars are, and being a short cart ride away means you go more often. For a longer stay some people prefer to be a little further out and quieter. Both are reasonable — it is worth deciding which you are before you book.
Which square is best?
They have different characters rather than a ranking. Spanish Springs is the original and the most old-Florida in feel. Lake Sumter Landing is the waterfront one with the clock tower, and the one most visitors photograph. Brownwood is western-themed, newer and a little more laid-back. Eastport and Sawgrass Grove serve the newest southern neighbourhoods.
Should I rent before I buy here?
Most people who end up buying rented first, and it is genuinely the sensible order. A month or a season in one part of the community tells you things no amount of research will — how far you actually want to be from a square, whether you like the newer end or the established end, and which recreation centre you would really use.
How do I know how far a home really is from a square?
Every home on this page carries a drive time routed along real roads rather than measured as the crow flies, which is how most listings do it. Cart paths run differently from roads, so a cart trip is not the same as the drive — if the cart route matters to you, ask us about the specific address and we will tell you.
