Furnished in The Villages usually means turnkey, and that is what it means here. Across the homes we manage, nearly all list a full kitchen, a coffee maker and a refrigerator; most add a dishwasher, oven, microwave, dishes and utensils, and a stove and toaster.
Linens and towels are provided on 28 of the 31, and 28 have both a washing machine and a clothes dryer in the house rather than a shared laundry. 30 list air conditioning, internet and a television. Where a home’s amenity list looks thin it is usually the listing that is short and not the house — ask us and we will confirm that address before you book.
What you actually bring is clothes, groceries and whatever you cannot do without. Pantry items are listed on 28 homes, so expect a starting point in the cupboard rather than a full shop — plan a grocery run on the first day either way.
Nearly every short-term rental in The Villages is furnished, and the reason is who rents them. Snowbirds down for a season, people trying the community before they buy, families visiting for a fortnight — nobody in that group is moving furniture in for three months and out again.
We do not do unfurnished. An unfurnished annual lease is a different market — a residential tenancy, your own furniture, utilities in your name — and it is not what we manage. The closest we come is a six-month or twelve-month stay in a furnished home, and both are subject to what the owner has already committed to the winter.
29 of the 31 include a golf cart with the home, which is the one piece of kit here that lives outside. Renting one separately runs about $450–$600 a month locally, on top of your accommodation.
Where a cart is included there is a $20 insurance charge for the stay and a short liability waiver to sign — the access code is emailed to you automatically once it is done.

Common questions
Are rentals in The Villages furnished?
Almost always, and every home we manage is. The short-term market here is built around seasonal visitors, so a furnished, equipped house is the norm rather than an upgrade. If you are looking for an unfurnished home to put your own furniture in, that is the annual residential lease market and a different set of landlords.
What does furnished actually include?
Beds, seating and a working kitchen. Across our homes, nearly all list a kitchen, a coffee maker and refrigerator, air conditioning, internet and a television; most add a dishwasher, oven, microwave, dishes and utensils, linens and towels, and both a washing machine and a dryer. What do I need to bring?
Clothes, groceries and anything personal — medication, a favourite pillow, golf clubs. Pantry items are listed on 28 homes, which means a starting point rather than a stocked larder, so budget for a shop on day one.
Are linens and towels provided?
Yes in most of our homes as listed. On the handful where the listing does not say so, ask us and we will confirm for that address before you book rather than guess on your behalf.
Is there a washer and dryer in the house?
On 29 of the 31, yes — in the home, not a shared block. For a stay of a month or more that matters more than most people expect. Tell us the home you are looking at and we will confirm it.
Do you have unfurnished rentals in The Villages?
No. Everything we manage is furnished. An unfurnished annual lease is a different market and we would rather say so than take an enquiry we cannot serve. If a furnished long stay works instead, six-month and twelve-month terms are possible depending on what the owner has committed.
Is a furnished rental more expensive?
There is nothing to compare it to here, because unfurnished is not on offer in the short-term market. For a furnished three-bedroom sleeping six, our own calendar quotes roughly $77–$90 a night in the off season, $140–$159 in the shoulder months and $273–$279 from January to March. Monthly stays price well below the nightly equivalent.
Do I need a Villages Lifestyle ID?
Only if you want the pools, recreation centers, pickleball or golf. It is $50 per request form — not per person — and one form covers one or two IDs. Two is the maximum The Villages issues per home; everyone else in your group uses free guest passes from any Regional Recreation Center. We apply on your behalf, so you never contact The Villages yourself. Payment is cash or check made out to “The Villages” when you collect the cards — they do not take credit cards. It is not same-day, so send us your details as early as you can.
Is it cheaper to book direct?
Yes. Booking with us directly avoids the platform service fee Airbnb and Vrbo add at checkout, and you deal with the people who actually manage the home rather than a call centre.
