If you have been typing “by owner”, what you are actually after is a direct line rather than a marketplace. We are a property manager, not an owner, and we will not pretend otherwise — but you are dealing with the people who hold the calendar and the keys.
Going direct with an absent owner usually costs you the part nobody advertises: whether anyone has checked the house. We inspect every turnover against a room-by-room checklist and photograph it — 559 inspections and 13,393 photographs logged since April 2026, as of 12 August 2026.
Message us and you get Jesse or Rachel, who live here, along with local cleaners, inspectors and a handyman. Not a call centre, and not an owner three states away answering at midnight. Ask what is open on your dates and the answer comes off the live calendar.
The rest of the costs are identical either way, minus the platform’s cut. Cleaning is charged once per stay — $160 on most of the homes and a little lower on a few of them, and you see the exact figure before you pay. The rest of the home, golf-cart insurance is $20 where a cart is included, and a Lifestyle ID request form is $50. There is no deposit — we do not take them.
Where a cart is included there is a $20 insurance charge for the stay and a short liability waiver to sign — the access code is emailed to you automatically once it is done.

Common questions
Do you have rentals by owner in The Villages?
Not in the literal sense, and it is worth being straight about it. We are a property manager — we run the bookings and look after these homes for their owners. What a “by owner” search is usually after is a direct booking with no platform fee and a real person to talk to, and that is what booking with us is.
How much cheaper is it to book direct?
It depends on your dates, because the platform service fee is a percentage of the booking rather than a flat amount. We will not quote someone else’s fee schedule. Compare the all-in total for the same home on the same nights and ours is lower, because that fee is not sitting on top of it.
Are these the same homes that are on Airbnb and Vrbo?
These are the homes we manage, and we list on the major platforms because that is where people look. Calendars are synced, so you are never seeing stale availability. The booking simply costs less when it comes straight to us — ask and we will tell you exactly where a particular home is listed.
Who am I actually dealing with when I book direct?
Jesse and Rachel Hastings, who live in the area, plus local cleaners, inspectors and a handyman we dispatch ourselves. There is no support queue and no ticket number.
Who checks the home between guests?
We do. Every turnover is inspected against a room-by-room checklist and photographed, and the findings are logged rather than mentioned in passing — 559 inspections and 13,393 photographs since April 2026. With an owner-managed listing that step is often nobody’s job.
Do I have to pay a deposit if I book direct?
No. We do not take security deposits. What you will see is a one-off cleaning fee — $160 on most homes and a little lower on a few, $20 golf-cart insurance where a cart is included, and $50 per Lifestyle ID request form if you want the pools and recreation centers.
How does check-in work?
Keypad self check-in from 4pm — no lockbox and no key handover. Checkout is 10am at most of our homes and 11am at a few, and we will confirm which before you arrive.
Do I need a Villages Lifestyle ID?
Only if you want the pools, recreation centers, pickleball or golf. It is $50 per request form — not per person — and one form covers one or two IDs. Two is the maximum The Villages issues per home; everyone else in your group uses free guest passes from any Regional Recreation Center. We apply on your behalf, so you never contact The Villages yourself. Payment is cash or check made out to “The Villages” when you collect the cards — they do not take credit cards. It is not same-day, so send us your details as early as you can.
Is it cheaper to book direct?
Yes. Booking with us directly avoids the platform service fee Airbnb and Vrbo add at checkout, and you deal with the people who actually manage the home rather than a call centre.
