Almost every price you will find for The Villages is either a range scraped across the whole of Florida or a number an owner typed into a listing. We manage the homes and run the bookings, so we can tell you what people are actually paying, and when it changes.
Season moves the number more than anything else — a three-bedroom that goes for $85 a night in September is close to $275 in February. Same home, same golf cart. If your dates are flexible, moving a trip from February to April is the single biggest saving available, usually around half.
Length of stay matters next. Monthly snowbird bookings price per month rather than per night and work out well below the nightly rate, which is why the January-to-March homes are taken early — most are reserved the previous spring.
The rest is small and we would rather you saw it now than at checkout: a one-off cleaning fee, $20 golf-cart insurance where a cart is included, and $50 per Lifestyle ID request form if you want access to the pools, recreation centers, pickleball and golf. There is no deposit — we do not take them.
Booking direct with us avoids the service fee Airbnb and Vrbo add at checkout, which on a month-long stay is real money. The homes are the same ones; the all-in price is lower.

Is it expensive to rent in The Villages?
It depends almost entirely on when you come. The same home can be about $85 a night in September and close to $275 in February, so the season you choose matters far more than the home you choose. Outside January to March, The Villages is not an expensive place to rent — and a golf cart is usually included, which is a cost you would otherwise carry separately.
What is the cheapest month to rent in The Villages?

How much does it cost to rent a golf cart in The Villages?
Renting one separately runs about $450–$600 a month for a two-seater locally — more for a four-seater, which is what most of ours are — plus arranging delivery and collection around your dates. Most of our homes include a cart with the property, so the only cost is the $20 insurance for the stay.
Do I need a Villages Lifestyle ID?
Only if you want the pools, recreation centers, pickleball or golf. It is $50 per request form — not per person — and one form covers one or two IDs. Two is the maximum The Villages issues per home; everyone else in your group uses free guest passes from any Regional Recreation Center. We apply on your behalf, so you never contact The Villages yourself. Payment is cash or check made out to “The Villages” when you collect the cards — they do not take credit cards. It is not same-day, so send us your details as early as you can.
Is it cheaper to book direct?
Yes. Booking with us directly avoids the platform service fee Airbnb and Vrbo add at checkout, and you deal with the people who actually manage the home rather than a call centre.
