Peak season (January – March). The snowbird months. Books earliest and holds its rate — these homes were quoting this in August for February.

Shoulder season (November – December, April). The value window. Same homes, same carts, roughly half the peak rate, and the community is no less active.

Off season (May – October). Florida summer. Lowest rates of the year and the easiest time to get the home you actually want.

Common questions

How much does a snowbird season in The Villages cost?

It depends almost entirely on when you come. Based on real quotes from our own calendar as of 12 August 2026, a 3-bedroom home sleeping six runs about $273–279 a night in January to March, $140–159 in November, December and April, and $77–90 from May to October. A stay of 28 nights or more is priced monthly, which is materially below the nightly equivalent.

What is not included in the estimate?

Utilities can be separate on longer stays depending on the home, and the calculator does not include travel, food, golf or greens fees. It covers accommodation, the departure cleaning fee, golf cart insurance and the Lifestyle ID form.

Is a longer stay cheaper per night?

Substantially. Anything from 28 nights is priced as a monthly stay rather than a nightly one, and the rate improves further the longer you book.

What is the Lifestyle ID and do I need one?

Only if you want the pools, recreation centers, pickleball or golf. It is $50 per request form — not per person — and one form covers up to two IDs. We apply on your behalf, so you never deal with The Villages directly. Pay cash or check when you pick the cards up — they do not take cards.

How accurate is this?
