Brand-new 3-bedroom home in The Villages with a king bed, a rare fully fenced backyard, a covered lanai, and a 4-seat golf cart included. Dog friendly. Eastport Town Square is about 9 minutes away for nightly live music and dining; Saluki Rec (pools, pickleball) and the golf courses are a short cart ride. Welcome to one of the newest homes in The Villages. Everything is fresh: the open living, dining and kitchen area sits under high ceilings with wood-look floors, and the whole house is bright, clean and easy to live in.

Where you'll sleep: three bedrooms, each with a ceiling fan. The primary suite has a king bed, an en-suite bath with a double vanity and walk-in glass shower, and a walk-in closet. The second bedroom has a queen bed plus a desk and office chair, so one of you can work while the other plays. The third bedroom has a queen bed, dresser and closet. The second full bath has a tub and shower. Hair dryers in both bathrooms; iron and ironing board in the home.

Kitchen and dining: fully equipped with a gas range, French-door refrigerator, dishwasher, microwave, coffee maker, toaster and blender, with a dining table for six and a clear line of sight to the living room TV.

Outside: a covered lanai with a ceiling fan and a full lounge set opens onto a large, completely fenced backyard. In The Villages a yard like this is rare - bring the dog, set up the sunset chairs, or just enjoy the quiet.

Also: full-size washer and dryer in the laundry room, a two-car garage for your car, and a 4-seat Evolution electric golf cart that lives in the garage and is yours for the stay.

You have the entire home to yourselves, including the lanai, the fenced backyard and the garage. Check-in is self-guided with a keypad on the front door; we send your code before arrival.

Golf cart: the 4-seat electric cart is included with the home. Before you drive it we send a short waiver and a $20 insurance fee (required for every guest), and the cart access code comes right back to you. Licensed drivers only.

Villages amenities: to use the rec centers, pools, pickleball and executive golf courses you need a Villages Lifestyle ID ($50 per form, one form covers two people). We file the paperwork before you arrive. The Villages allows two IDs per home; guest passes for the rest of your group are requested at any regional recreation center.

We're a local, family-run team based in The Villages, so help is minutes away, not a call center. Message us through Airbnb any time and you'll get a real person who knows the home.

You'll hear from us before you arrive with your door code, cart details and Lifestyle ID paperwork, and again during your stay to make sure everything is right. Otherwise we give you your space. Need a restaurant pick, a tee time, or a hand with the cart? Just ask.

FEES: A $50 Villages Lifestyle ID fee (one form covers two people) and a $20 golf cart insurance fee apply. We arrange your Lifestyle IDs before you arrive so they are ready when you get here.

ADDRESS NOTE: The mailing address may not read The Villages, but the home is inside The Villages in the Village of Shady Brook. Your GPS will bring you right to the door.

55+ COMMUNITY: The Villages is an age-restricted community, so at least one person in your party needs to be 55 or older. There is no minimum age for your other guests.

GOLF CART: A 4-seat electric golf cart is included with the home. A short waiver and the $20 insurance fee are required before driving; licensed drivers only.

PETS: Dogs are welcome. Please message us with your dog's size and breed before booking so we can confirm.

QUIET HOURS: 10:00 PM to 8:00 AM.

HOUSE RULES: No smoking, vaping, or e-cigarettes anywhere on the property. No events or parties. Maximum 6 guests.

PARKING: Two-car garage (shared with the golf cart) plus driveway parking.

THE AREA: Eastport Town Square, Saluki and Olympia Recreation, Sawgrass Grove, and the executive and championship golf courses are all a short golf cart ride away.
